We're in search of an experienced Senior Leasing Manager to join our senior living community team. As Senior Leasing Manager, you'll be pivotal in maintaining occupancy and resident satisfaction. Your expertise in affordable housing, HUD regulations, contracts, and leasing will be vital for efficient leasing operations and compliance. You'll serve as a resource for prospective residents, ensuring a smooth leasing process and delivering exceptional customer service.

Senior Leasing Manager Responsibilities:

  • Oversee the entire leasing process, from inquiry to lease signing, move-in, and resident relations.
  • Apply extensive knowledge of affordable housing programs and HUD regulations to guide prospective residents through eligibility and applications.
  • Manage the waiting list and screening process according to HUD regulations.
  • Collaborate with potential residents to understand their needs, preferences, and budget, providing tailored unit recommendations.
  • Maintain a deep understanding of leasing terms, contracts, and legal requirements, ensuring accurate execution per HUD regulations.
  • Serve as a liaison between residents and management, addressing inquiries, concerns, and maintenance requests professionally and promptly.
  • Conduct property tours to showcase community features to prospective residents.
  • Coordinate the move-in process, including unit inspections, lease signings, and document collection.
  • Keep accurate records of leasing activity, resident information, contracts, and unit inspections.
  • Develop and implement strategies to attract and retain residents, including online listings, promotional materials, and community events.
  • Stay informed about market trends and industry developments to optimize leasing strategies.
  • Assist in developing leasing-related policies, procedures, and documentation in line with HUD regulations.
  • Work with maintenance to ensure property unit turnover complies with HUD regulations.
  • Understand voucher processes and HAP payments.
  • Conduct fire audits, HUD management and occupancy reviews, and HUD REAC inspections.

Senior Leasing Manager Qualifications:

  • Bachelor's degree in business, real estate, property management, or a related field (preferred), or 10-15+ years of industry experience.
  • Proven leasing and property management experience (5+ years), particularly in senior living or multifamily affordable housing.
  • In-depth knowledge of affordable housing programs, HUD regulations, Fair Housing laws, and lease contracts.
  • Familiarity with property management software for tracking leasing activity and resident information.
  • Excellent communication skills, both verbal and written, emphasizing customer service.
  • Strong interpersonal skills to build positive relationships with residents, families, and staff.
  • Attention to detail, time management, and accuracy in lease preparation and contract execution.
  • Problem-solving abilities for addressing resident concerns and disputes diplomatically.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management software.
  • A track record of meeting leasing targets and occupancy goals.
  • Property management or real estate certification (e.g., Certified Occupancy Specialist, Certified Property Manager) is a plus.
  • Ability to work 8-hour shifts, Monday to Friday
