Pre-Construction Manager Qualifications:
- Bachelor’s degree in architecture, engineering, or construction management
- 10+ years of direct construction experience, with expertise in estimating, pre-construction services, and budget management
- Strong trade partner relationships with the ability to proactively manage and develop these partnerships
- Advanced understanding of historical cost data and database management
- Proficiency in MS Office Suite and strong presentation skills for estimates and narratives
- Experience in multi-family housing, corporate workplaces, historical building repurposing, healthcare, private education, and hospitality projects up to $60M in value
Pre-Construction Manager Responsibilities:
- Lead scope determination and quantity takeoffs for all construction trades, including demolition, earthwork, concrete, masonry, steel, carpentry, finishes, mechanical, and electrical
- Price labor, materials, and equipment using historical data, vendor quotes, and subcontractor input
- Prepare accurate estimates and cost analyses for large and small projects
- Manage subcontractor solicitations, confirmations, and buyout processes
- Collaborate with internal estimating teams
- Develop and execute strategies to strengthen subcontractor relationships
